All three are in Cap Cana, all three carry the same developer's signature, and none of them is a bad project. That is exactly what makes the decision hard. I will not tell you which one is best: I will help you see which of the three is yours.

You are not choosing between three prices: you are choosing between three ways of living

The question I get most is not which project is better, but which one suits me. There is no single answer, because the three answer to different ways of spending a day.

One puts golf in your back yard. Another leaves the sea a few steps away. The third lives looking at the marina. None of those three lives is superior to the others: what changes is how you want your mornings to look.

So before looking at floor plans, answer one simple question: what do you do on Saturdays when you are here?

Le Ciel: golf as your back yard

Le Ciel sits in front of the Las Iguanas course, one of the two layouts Jack Nicklaus signed in Cap Cana. If you play golf, or want to start, it is hard to ask for a better neighbour.

Its advantage is not only golf. It is minutes from Juanillo Beach and the marina, so you do not give up the sea in order to live facing the green. Expected delivery: December 2027.

A calendar detail worth keeping in mind: it sits in the middle of the three, neither the closest nor the furthest.

The Winds: the sea a few steps away

If the sea is your thing, The Winds is the most direct of the three: facing the Caribbean, with a small collection of residences and expected delivery in December 2026, the closest of the three.

That there are few units matters more than it seems. In an oceanfront project there is no way to add residences with that view: first-line land is not manufactured.

It is the project for someone who wants to use the home soon and does not want to wait years for the surroundings to be built. Here the surroundings already exist.

Puerto Marina: the life that sails

Puerto Marina has the longest view. It sits facing the Cap Cana marina and combines residences, nautical spaces and integrated retail. Expected delivery: March 2030.

It is the project for someone who lives next to the water, or who prefers the boat at the door rather than forty minutes away. And for someone who can afford a long horizon calmly.

Here the marina is not an amenity added at the end: it is the centre of the project. That changes the kind of neighbourhood that forms around it.

The three, one line each

And one thing does not change: all three are inside Cap Cana, with controlled access, the airport minutes away and the same beaches, the same golf and the same marina available to all of them.

What really changes between the three

Four things, and almost everything is decided with them: the exact location inside Cap Cana, the type of view, the size of the collection and the delivery date.

Two projects can look alike in a brochure and feel completely different when you are standing on the balcony at seven in the morning. A comparison table does not solve that.

So if you are comparing, my advice is always the same: live it before you decide. I do that with you, on the same visit.

The three questions that close the decision

How much time will you spend here each year? Real use matters more than the postcard: a home you visit two weeks a year asks for different things than one where you live three months.

Are you coming with family, with friends, or to disconnect? That defines the type and size of residence you need, not the project.

What gives you peace: the silence of the course, the sound of the sea or the movement of water in the harbour? Most people have the answer before the question ends.

There is a fourth question people usually ask first — which one appreciates most — and it is the only one nobody can answer with certainty. That is why I do not put it first.

Which of the three is the best investment?

None of them has a closed answer, and be wary of anyone who gives you one in a minute. Golf, oceanfront and marina answer to different demand and different horizons. What does matter at the moment of buying is the unit type available, the exact location of that unit and the delivery date.

Which project delivers first?

The Winds, with expected delivery in December 2026. Le Ciel targets December 2027 and Puerto Marina March 2030. If your priority is using the home soon, that order matters as much as the project.

Can I buy in all three as a foreigner?

Yes. All three sell under the same framework as any purchase in the Dominican Republic: you can buy in your own name, without being a resident, through a documented process and with local legal advice.

Can I see all three on the same trip?

Yes. They are all inside Cap Cana and you can walk all three in a morning. What takes time is not seeing them but feeling them: so it is worth giving them a full visit rather than a fifteen-minute stop.
